For those of us who are fortunate enough to own a condo in Liberty Village (or anywhere else in this city for that matter), we are all accustomed to receiving multiple real estate-related flyers in the mail on a daily basis.
From the time you pluck it out of your mailbox to the time it reaches the recycling bin, you may notice that some agents are advertising incentives such as “FREE STAGING”. Let me tell you what happens when you call these agents and hire them based on this type of incentive. Most will offer you a free staging consultation once you hire them to sell your condo. In doing so, a staging “expert” will show up, take a few notes, take a few pictures and leave.
Shortly thereafter, you will receive a consultation report suggesting their $2,000+ staging services to maximize the return on your condo sale.
The results staging a property for sale achieves are proven. Some reports point to a 3% minimum sale price increase versus a non-staged home. There is no question that a properly prepared condo achieves a higher price in a shorter amount of time than an inadequately prepared/staged property. I see these resuts all of the time. You know that you feel differently about a “model suite” than you do about an empty room. My last 5 Liberty Village condo listings sold for over the asking price. Happy sellers.
